John is the Director of Residential Project Management and a Senior Project Manager with more than 15 years of experience across a variety of sectors, managing complex multidisciplinary projects with tight timelines and budgets. He holds qualifications in Built Environment, Landscape Architecture and Environmental Management and is a member of the Australian Institute of Project Management, the Housing Industry Association and the Planning Institute of Australia. He is an accredited HIA GreenSmart Professional, able to provide advice on ways to make your home more sustainable through improved design and material choices when building or renovating. John has had a passion for the development and renovation of residential properties from an early age. He has a keen eye for quality workmanship and attention to detail. I really enjoy reading articles about what people's different experiences are after having gone through the process of a renovation, particularly those who have continued to live in the house while the works take place.  I think this one from the Domain website is pretty accurate and number 4 is the one most commonly mentioned and surprises many people.

2015 - A Year in Review

Hard to believe that another year has come and gone and we're pleased to say that 2015 was our best yet.  We had the pleasure of working on a number of fantastic projects of all shapes and sizes from a small outdoor area make over in East Bentleigh to working on the refurbishment of the iconic Palais Theatre in St Kilda.  After more than 3 years, the extensive range of repair works at East Brunswick are now complete, a very stylish extension and renovation in Gardenvale is all done with the exception a few finishing touches and we have new projects starting in St Kilda and down at the Mornington Peninsula.  We would like to once again thank all our fantastic consultants, contractors and suppliers who help us deliver projects to a consistently high standard to happy clients.  We hope that everyone has a very happy, healthy and successful 2016.

This is an interesting article and gives some good tips to get you thinking about whether or not you should renovate or build, and if you do, what you need to think about before you start the process.  I find that attacking magazines with scissors or printing out photos from the internet for a scrapbook is a great idea and is very helpful for designers.  Don't forget to include things you don't like as well as those you do.

Palais Theatre Refurbishment Works

John Downs, Director at Residential Project Management, was engaged by the City of Port Phillip to provide project management services to the refurbishment of the iconic heritage listed Palais Theatre in St Kilda.  With the Council, as the building manager, looking to sign a new lease for the operation of the Palais, it was decided that an assessment of the building's condition and level of compliance with building codes and standards be undertaken to inform negotiations with interested parties.

As a result of those investigations, a prioritised and costed works program was developed which was used as the basis of requests to Council and the State Government for funding for the works  These requests were successful in gaining a $7.5 million grant from the City of Port Phillip and $13.4 million from the State Government over a two year period.  The documentation package developed was then handed over to Major Projects Victoria who will deliver the works on behalf of the State Government, the owner of the building.

As a result of these works, and the comprehensive investigations that have underpinned them, the future of this fantastic building in a very vibrant location looks assured.

Using cheap, non compliant building materials

Budget is a key issue in any project with clients and builders alike always on the lookout for cost effective solutions.  However, sometimes, the lure of cost big savings can be found in using cheaper, imported materials that do not comply with Australian Standards or the Building Code of Australia.  However, as this article shows, a cost saving in the short term can result in a huge expense, injury or potentially loss of life later on.  The apparent widespread use of this cladding material in commercial and high rise residential applications will have saved vast sums of money through the construction process, but it could well now make some legal folk very wealthy.  Have a read at http://www.theage.com.au/victoria/replacing-flammable-highrise-cladding-a-costly-logistical-nightmare-experts-20150528-ghbsu4

 

Gardenvale Extension and Renovation

It's always great when a previous client recommends you family and friends.  It's even more flattering when a previous client calls to tell you they've bought a new house that they wish to extend and renovate and tell you that you'll be managing it for them!  That was what happened in this case.  We will be managing the client's chosen architect, coordinating any Council and building permit approvals and sourcing and managing the building contractors and suppliers.  Having worked with this client before, we have little doubt that the finished product will be a very stylish but practical fusion of the original period residence with a modern extension including an open plan living and dining room, renovated bathrooms, a covered outdoor entertaining area and a garage with a studio over.

Teurong Extension and Renovation

An exciting project at Teurong on the Mornington Peninsula.  The house is on acreage and has a wide range of environmental values and other overlay constraints.  This project will require the full range of services offered by Residential Project Management from sourcing and managing designers to the completion of construction and everything in between.  We are also very excited that our clients wish to make the home as low impact and sustainable as reasonably possible and for it to sit lightly within its beautiful surroundings rather than impose itself on it.  The project will also include the construction of a swimming pool and farm shedding/stabling as part of the project.

St Kilda Townhouse Renovation

Our role in this project is to review the design and specification prepared by the client's architect and to undertake construction supervision and management of the renovation of this townhouse in a Heritage Overlay area in St Kilda.  It's a tricky little job made more complex by tight access both to and within the property.

Renovation Works to a Family Home in McKinnon

As commonly occurs with our projects, we came on board with a fairly simple scope of works to undertake, but this grew substantially as the client started to see the improvements and found other things for us to take care of for them.  This project started with a simple project to install some home theatre equipment the client had purchased for the living room, paint the living room and polish the floor boards in that room.  The final scope included changing all the downlights from halogen to LED, installing new pendant lights, painting the living room, two hallways, a stairwell, the laundry and a bedroom, installing the home theatre equipment as well as running new internet cabling, designing and commissioning the construction a custom cabinet to house the theatre equipment, replacement of the diswasher, cook top and replacing a single oven with two ovens including the necessary electrical and joinery works to facilitate this installation.  The result is a fantastic family space which converyts a previously dull, plain room to a light and bright family space with a very impressive entertainment centre for the whole family.  Note: No internal photos by client request.

2014 - A Year in Review

2014 was a big year for Residential Project Management and 2015 is already looking like our best yet.  We have just the finishing touches to put on a stunning renovation of the house at Kallista, a fantastic transformation, the design work at Gardenvale is nearly complete and a number of other smaller make overs are also either nearing completion or are done.  We have been delighted by the support of our clients, trades and suppliers once again and the effort that we put into fostering a truly collaborative approach to our projects has certainly paid off this year.  We look forward to this continuing into 2015.  Wishing everyone a safe and merry Christmas and a successful, happy and healthy 2015.
